Once we have understood your household and your objectives we can then begin the search. The strategy we employ is usually determined by any timing constraints, and also your familiarity with the area in which you wish to live. Our service encompasses a variety of move scenarios and can be tailored to suit. For example, some client’s need first to be familiarised with a broad area before we agree target locations. Other clients however come with a precise brief and a strong understanding of where they wish to live. This can sometimes determine a ‘watch and wait’ search combined with direct off market targeting. For other clients timing is key in which case we will work swiftly to present a short list of the most suitable opportunities for further investigation and ‘pre viewing’.

The hard work really begins once we have found a suitable opportunity. We then undertake thorough research to ensure the opportunity is as strong as it appears. This can range from examining local recent sale prices, catchment areas, school runs or commutes to investigating local planning applications. Our guidance on your opening and any subsequent offers also becomes key. We employ our experienced powers of negotiation in presenting your offer professionally and as favourably as possible. In a situation of competition, we speak the language of Estate Agents to ensure every merit of your offer and purchase position is explained effectively to the sellers.
